Somerville’s Notice of FY 2026 Revaluation

NOTICE OF PUBLIC DISCLOSURE

Following state statutes and Department of Revenue (DOR) regulations, the Board of Assessors is completing the FY2026 Quinquennial Revaluation of all real and personal property in Somerville. Revaluation is a year-long process when the DOR examines in detail all assessing methodologies used by the town, as well as the values derived through the mass appraisal system. These valuations are pending preliminary approval and are pending final certification approval by the Massachusetts Department of Revenue. The values ae subject to change within the disclosure period.

 

As part of this process, the DOR evaluates sales ratio studies of properties that sold between January 1, 2023, and December 31, 2024. The Assessors analyze arm’s length sales and adjust land and building values accordingly to ensure fair market assessments and to determine the Fiscal Year 2026 tax rate.

Once final certification is received, the Board will proceed with the Classification Hearing before the City Councilors. At that hearing, it will be determined whether all classes of property (residential, commercial, industrial and personal property) will be taxed at the same rate. The final tax rate(s) will then be submitted to the Department of Revenue for approval.

There will be an opportunity for Somerville property owners to review their new assessed values from Monday November 10, 2025, through November 17, 2025. During this period, property owners may contact the Assessors’ Office to discuss their valuations and report any inadvertent data errors. Appropriate corrections can be made prior to the issuance of 3rd Quarter (Q3) tax bills.
